Protecting Residents in High Rise Buildings

The Building Safety Act (2022) has created additional responsibilities regarding protecting residents within High Rise Buildings. 

Acting on behalf of dozens of High Rise RMCs/RTMs and for owners of High Rise Residential Buildings, we’re creating a digital front door to enable residents to understand the Act, comply with their own responsibilities under the act, and easily understand Resident Engagement Strategies for their developments. 

Understanding the responsibilities of Building Owners, RMCs/RTMs, Freeholders, Unit Owners and Residents under the Building Safety Act can be a difficult affair, and the consequences of getting it wrong are unthinkable. 

Higher Risk Building Registration

All high-rise residential buildings must be registered with the Building Safety Regulator. Once registered, it is imperative that the Accountable Persons begin preparing for an invitation from the Regulator to apply for a Building Safety Assessment. 

Preparing a Building Safety Case Report

A Safety Case Report is a detailed document describing the building, its storeys and layouts, as well as the resident profile of the development. It also needs to include information on any residents with Personal Emergency Evacuation Plans (PEEPs) and what these plans are. 

Version Control and Reviews

Many elements of High Rise Residential Building safety compliance must be reviewed and repeated annually. There also must be opportunities for Residents to consult on or engage with parts of the Building’s safety conversations. 

Our compliance portal enables directors/owners and our Property Management team to track progress against key elements of building safety. 

We’re rolling out a Resident Engagement website for each High-Rise Residential Building to ensure that every resident has the opportunity to engage appropriately on their development’s safety matters, while keeping costs minimal.
