We are committed to providing complete transparency in our fee structure for both tenants and landlords. You can rest assured you are protected by law, and there are no hidden fees for our services.

For residential lettings, our fees are as follows including VAT.

Before the tenancy begins

  • Holding fee – One week’s rent
  • Security deposit – Five weeks rent

During the tenancy payable to the provider

  • Installation of satellite/cable/phone line
  • Utilities – gas, electricity, water
  • Telephone and Broadband
  • Subscription to satellite/cable/phone line
  • Television Licence
  • Council Tax

Permitted additional charges payable to agent

  • Change to Tenancy Agreement (once authorised by the Landlord) – £50.00 inc VAT
  • Interest on Late Payment of Rent or Returned Payment – 3% above Bank of England base rate
  • Locksmith and replacement of lost keys or Security items – Variable
  • Payment of any unpaid rent or other reasonable costs associated with termination of tenancy

VAT at 20% is included in all prices unless stated.

Let only

10% of the annual rent including VAT (one off payment)

Includes:

  • Agree the market rent and marketing in accordance with the Landlord guidelines
  • Conducting accompanied viewings
  • Referencing prospective tenants
  • Negotiating tenancy
  • Collecting security deposit and first months rent
  • Preparing and signing of AST Agreement
  • Providing tenant with payment method

Rent collection

10% of the annual rent including VAT (one off payment)
Plus monthly commission of rent paid – 9% including VAT

Includes:

  • Services the same as let only
  • Collecting and remitting of monthly rent
  • Advice on refurbishments

Fully managed

8% of the annual rent including VAT (one off payment)
Plus monthly commission of rent paid – variable 12% – 18% including VAT

Includes:

  • Services as listed above in let only and rent collection
  • Advice on refurbishment
  • Deposit registration, held with TDS (a government backed scheme)
  • Negotiating renewals
  • Pursuing non-payment of rent and advice on actions in case of rent arrears
  • One property inspection at 6 months from beginning of new tenancy. Yearly and additional requested inspections chargeable
  • Arrangement of routine repairs, instruction and management of approved contractors works
  • Key holding throughout tenancy
  • Inventory on check in

Fees to be agreed on a case-by-case basis following a discussion

Where the Landlord cancels the Agent’s instructions to provide a management service, the Agent will charge, and the Landlord will pay, a fee based upon 6% inc VAT of the agreed rent for the period, not exceeding 6 months from the commencement date of the tenancy.

VAT is payable at the prevailing rate on all of our fees. It is quoted in the prices stated above in accordance with legislation.
